The Timeless Vibe of Rappahannock Flats in Elliot Park
Located at 601 S 9th Street, Minneapolis, MN 55404, Rappahannock Flats is historic former apartment building that has converted into approximately 30 hip condos, most of which are one-bedroom. Located in the Elliot Park neighborhood, the building is also a proud part of the South Ninth Street Historic District, a vibrant part of the downtown Minneapolis area. Comprised of a handful of city blocks, the small area dates to a late 19th century construction boom that favored various Period Revival architectural styles. Many of these landmark buildings were saved and renovated in the 1970s and 1980s in order to preserve a notable chapter in the history of Minneapolis. Typical of rowhouse-style buildings of the period, the red brick structure with the name Rappahannock carved in stone actually has multiple individual street addresses at 601, 603, 605, 607, and 609 S 9th Street. Other historic condo buildings in the Elliot Park neighborhood include Sexton Lofts, and Lenox Brownstones.
Originally built in 1895, Rappahannock Flats was redeveloped as condos in 1985. The project followed guidelines from the South Ninth Street Historic District mandating the restoration and repair of original materials. The result was an attractive combination of both vintage and newer materials, resulting in units that have abundant authentic charm while still offering contemporary style and convenience. These are primarily one-bedroom residences with welcoming layouts that often include balconies. The building’s original maple wood floors have been nicely preserved, and there are wood burning fireplaces with stone surrounds in many units. The gourmet kitchens are either open or semi-open, with granite counters and stainless steel appliances. Other features include exposed brick walls, deep-set windows, and lovely bathrooms with freestanding, claw-foot deep soaking tubs. Affordability is another advantage with this attractive condos typically listing in the low six-figures.
Originally built by two Minneapolis brothers, William and John Long, Rappahannock Flats was one of the first apartment buildings in Downtown Minneapolis and represented fashionable living in a growing city. The brick structure was designed by notable architect Lemuel Jepson who was also responsible for some of the Concrete Block Houses that are now designated landmarks. The building was redeveloped and converted to condos in 1985. Units come with washer and dryer hookups, and there is also a communal laundry room. Residents also enjoy a shared wooden roof deck, a fitness center, a wooden sauna, assigned surface parking, and extra storage. A warm and welcoming basement community room offers rough-hewn stone walls, stained glass windows, and a display featuring the building’s original oil heating tank. These days, condo owners enjoy modern forced-air HVAC systems. The pet-friendly building is close to the Elliot Park and Recreation Center, as well as the Gateway Dog Park.

The neighborhood is adjacent to Downtown East, and the Mill District, the latter of which lies along the Mississippi River waterfront.
