Madison Lofts: A Unique Residential Campus in Northeast Minneapolis
Named for its location at 1701 NE Madison Street, Minneapolis, MN 55413, Madison Lofts is an upscale condominium community with approximately 47 residences including flats, penthouses, and townhouses. This ambitious project began with the historic three-story Nystrom industrial building along with its loading dock and an annex warehouse. Built in 1921, the property was originally used for manufacturing roof hatches. Lupe Development partnered with the Tanek architectural team to repurpose the sprawling property, adding a top story to the main building, adapting the old loading dock into a lobby, and adding a connector that leads to a row of five townhouses formed from the old annex. The interiors of the one and two-bedroom residences are simply stunning, with the quality and execution of the redevelopment resulting in the Minneapolis/St. Paul Business Journal’s Best in Real Estate Award in 2006 for residential projects under 100 units. Other notable historic condo conversions in the Northeast area include Calumet Lofts, CW Lofts, and 1901 Lofts.
The scope of the Madison Lofts condominium conversion was quite remarkable, with substantial interior and exterior reconstruction work. The complex occupies most of a neighborhood block, bordered by Monroe Street, 17th Ave NE, and Madison Street. A fourth level was added to the main historic building, allowing for penthouses at the top with towering ceilings and huge private roof decks. Floorplans range from one to two bedrooms in the main structure, with the five townhouses featuring two-story loft layouts. Regardless of the individual floorplan, these are exceptionally well-designed units with high ceilings, beautiful wood floors, and exposed industrial accents ranging from ductwork to original brick wall accents. Ceilings come in a variety of styles and finishes, often accentuated by long hanging pendant lights. Massive windows invite the natural light inside, and the chef-inspired kitchens with their stone counters and stainless steel appliances are completely open to adjacent living spaces, promoting socialization while cooking and dining. Stylish bathrooms, sliding barn-style bedroom doors, gas fireplaces, walk-in closets, and in-unit washers and dryers, are some of the other typical features. Penthouses also have private outdoor roof decks while the townhouses feature landscaped patios.
The whole-of-concept renovation of this former industrial property included a thoughtful integration of the various spaces and elements, benefiting residents in numerous ways. For instance, secure indoor parking was cleverly combined by converting basement levels in both the main building and the warehouse annex, allowing for direct access for condo and townhouse owners. The old loading dock was transformed into a stylishly modern lobby with polished concrete floors and a soaring ceiling. A new glass connector bordered by terraced lawns leads to the townhouses. There is a well-equipped fitness center, a community/meeting room with kitchen, individual storage pens, and a lovely outdoor patio. Madison Lofts is a pet-friendly condo community, and there are grassy onsite areas where dogs can stretch their legs. The property is also close to Northeast Park, Dickman Park, Jackson Square Park, and Logan Park. This is a fascinating area with lots of local pubs, coffeehouses, restaurants, art spaces, and performing arts venues.
