River Towers, a Modern Day Success Story in Downtown Minneapolis

Located at 15, 17 & 19 South 1st Street, Minneapolis, MN 55401, River Towers with its 512 condo units is the largest residential high-rise community in the city’s downtown area. The complex was developed by the Knutson Companies, and designed by New York architect John A. Pruyn along with Ralph Rapson and Paul Lester Weiner. Completed in 1965 as apartment rentals, the obelisk-like buildings with their International Style design were an early and significant cornerstone of a massive urban renewal project in downtown Minneapolis. The complex transitioned to 512 condos in 1973, making it the first condominium in the city. There have also been multiple renovations and updates over the years that have reestablished its modernist origins. Amenities are also a large part of the appeal with a swimming pool, tennis courts, fitness center and more. Other well-known condominium communities in the Downtown West neighborhood include The Carlyle, Six Quebec, and The Ivy.

Floorplans at River Towers range from studios to three bedrooms, and from approximately 472 to 1,080 square feet of living space with some notable examples being significantly larger. Regardless of the actual size, these layouts feel spacious and open with lots of natural light coming in through wide casement windows. There’s a variety of designs from one condo to the next, with remodels from individual owners being common. Flooring can date back to original parquet or can come in various types of hardwood, laminate, tile, or carpet. The original kitchens were typical of the modernist trend that was in vogue in the 1960s, with a semi-open galley concept. Today, you’ll often find chic design variations with stone counters and stainless steel appliances. Partial accent walls were another original signature, adding to the midcentury modern ethos of open spaces. Wide walls of closets are another common element, while the bathrooms have most often been renovated with luxury finishes.

Occupying 5.5 acres in the historic Gateway Park area, River Towers features a unique three-quarter block garden park with trees, shrubs, flowers and water features that was originally designed by noted landscape architects Sasaki-Walker and Associates. The huge courtyard park underwent a celebrated $7.4 million renovation in 2003. Residents enjoy numerous other amenities as well, including 24-hour security, a state-of-the-art fitness center with cardio and strength training, a sauna, private tennis courts, an outdoor heated swimming pool, grilling areas, a community room, a business center with a library and Wi-Fi, guest suites, and a rooftop deck with lounge furniture and spectacular views of the Mississippi River and the downtown skyline.
