Summit House: Two Luxury Towers in One Prime Location

Located at 400 and 410 Groveland Avenue, Minneapolis, MN 55403, Summit House is a luxury condominium community in the Loring Park neighborhood. Built in 1967 with a notable design from architect Paul Pink, the two 22-story high-rise towers were initially luxury apartments before being converted to condominiums in the early 1980s. The buildings feature a blend of midcentury modern and International design influences and were heralded as trendsetters in the downtown Minneapolis area at the time of their construction. The two Summit House towers with their distinctive geometric balconies are home to 265 condos, most of which are either one or two bedrooms. There are also a smaller number of three-bedroom layouts, and some of the units also have dens. The high-rises offer an excellent location, stellar views of the downtown area, and luxury amenities including one of the city’s few rooftop swimming pools. Other well-known condominiums in the area include Loring Green, 1200 On the Mall, and 1225 LaSalle.

The Summit House condos are spacious and nicely designed, offering an intriguing example of how the midcentury modern period of merged into today’s sensibilities. The open space floorplans at these two towers were considered somewhat novel during the 1960s but they were quickly embraced. Large foyers flow right into open living and dining areas, with large windows allowing lots of natural light inside. Another trendsetting design choice at the time of construction was the concept of stylish kitchens that were primarily open to the adjoining living spaces. Many of these attractive cooking spaces have been updated with stone counters and stainless steel appliances. The original parquet hardwood floors are still present in some units, while other condos feature more recent flooring choices ranging from wide-plank wood to carpeting. Huge window sliders open to generous balconies with some of the best skyline views in the area. In-unit washers and dryers are present in many residences and there are also free laundry facilities on every floor.

Minutes from Downtown Minneapolis, Summit House is ideally located for those who enjoy the proximity to the 33-acre Loring Park as well as great area shops, restaurants, and cultural attractions. Residents at the two high-rise buildings also benefit from a number of shared amenities including a rooftop swimming pool which is not common for the area. Each building has its own lobby, community room, rooftop patio with gas grilles and lounge areas, and heated garage parking. There is also additional surface parking outside each building. Shared amenities include a state-of-the-art fitness center, a wooden sauna, free laundry facilities at each level of each building, a library, and a top level clubroom adjacent the pool. This perennially popular condo community is close to Nicollet Mall, the Minneapolis Sculpture Gardens, and the Walker Art Center. It’s also well positioned for commuters, just blocks from the confluence of Hennepin Avenue and the I-94.
