The Wellington: A Charming Slice of History in Loring Park

There’s a feeling of New York City charm at The Wellington, a historic brownstone walk-up near the sprawling Loring Park with its Central Park-style ambiance. Built in 1903, the brick building with its Beaux-Arts design actually has three street addresses at 1303, 1307, and 1311 Yale Place, Minneapolis, MN 55403. It’s a throwback to the building’s origins as the Wellington Apartments, when each wing had its own address. A 1980s renovation process entailed converting the longtime apartments into approximately 24 luxury condos with a charming combination of new and vintage elements. The majority of floorplans are one or two bedrooms, along with at least one three-bedroom unit. Other popular condominiums in the Loring Park neighborhood include Loring Green, Kenosha, and Summit House.

The 1980s condominium conversion for the Wellington placed an emphasis on creating spacious and welcoming floorplans. You’ll typically find a lovely combination of vintage and modern features, such as original hardwood doors, shaker doors, and built-ins complemented by new luxury finishes. Many of the residences have been remodeled over time by individual owners, including opened-up gourmet kitchens with new stone counters and upscale appliances. Some of the larger end units have sunny exposures on three sides, and almost all of the condos have expansive rear-facing walk-out porches that are great for sitting and relaxing. Bathrooms also reflect a variety of styles and updates, often featuring classic tile, standalone deep soaking tubs, and custom cabinetry and vanities. These are not your generic shoebox-shaped condos but instead offer organic layouts with a wonderful sense of exploration from room-to-room. Many of the condos have in-unit washers and dryers and there is also onsite laundry.

There’s a wonderful sense of character and authenticity at the old building on Yale Place, with the name “Wellington” carved deeply into stone above the central entry. Built in 1900, a time of rapid expansion in the downtown Minneapolis area, the structure with its front landscaping has a Beaux-Arts design and three wings, each with its own front entrance. Residents enjoy a great location near Loring Greenway and the sprawling Loing Park itself. There’s an off-street parking lot with assigned spaces, a laundry room, and additional storage lockers in the basement. Most of the units have rear-facing walk-out porches. Affordability is another key advantage with recent sale prices ranging from around $100,000 to $200,000. With a walk score of 92, the building is close to verdant greenspaces and popular local businesses, from intimate cafes and coffee shops to well-known cultural attractions like the Minnesota Orchestra.

The Loring Park Neighborhood Experience

Residents at the Wellington condominium enjoy a convenient location with lots to offer in every direction. The historic brick brownstone is at the corner of Yale Place and S 13th Street in the Loring Park neighborhood and just a couple blocks from the well-known Loring Park itself. The building is similarly close to Loring Greenway, a slender and scenic greenbelt that connects the 33-acre park to the urban downtown area. Peavy Plaza with its fountains and outdoor concerts is also nearby. It’s a diverse area where you can stop by local art galleries and favorite coffeehouses, or get dressed up to attend the Minnesota Orchestra, right next to Peavy Plaza. There’s also live entertainment at the grand old Orpheum Theatre, originally known as the Hennepin. The Minneapolis Sculpture Garden is toward the western end of Loring Park, and the Mississippi River waterfront is about a mile east of the Wellington. Those who enjoy major league sports might wish to attend a Minnesota Vikings, Twins, or Timberwolves home game at the U.S. Bank Stadium, Target Field, or Target Center respectively.
