801 Lofts: Where Historic Charm Meets Modern Living in Minneapolis

Named for its address at 801 N Washington Ave, Minneapolis, MN 55401, the 801 Washington Lofts condominium building is often referred to more succinctly as 801 Lofts. Built in 1913, the three-story structure was home to various businesses over the years including a farm implement factory, a Studebaker Packard showroom, Schaefer Refrigeration, and an Architectural Antiques warehouse. More recently, developer Chuck Leer partnered with architect Garth Rockcastle to deliver one of the most authentic loft buildings in the area. Other notable historic residential buildings in the area include Bassett Creek Lofts, Tower Lofts, and Harvester Lofts.

Entering the sturdy former warehouse, it quickly becomes apparent that 801 Lofts is no cookie-cutter condominium. One of the pioneers of the North Loop redevelopment scene, Leer placed an emphasis on an adaptive reuse methodology that was heavily influenced by the early SoHo scene in New York City. One and two-bedroom layouts embody the art loft ethos with towering ceilings and exposed brick and sometimes cinderblock walls. Overhead ductwork coincides with extra thick beams, and the floors have also been saved and restored where possible. Corner fireplaces set into brick have a throwback appearance and there are all sorts of interesting quirks and details throughout these spacious residences.

But not all is old at 801 Washington Avenue, with plenty of modern features and conveniences blended in. Fascinating details continue to emerge as you explore these units, such as the hanging factory-style lamps, and the floating iron stairs leading up to catwalks and loft bedrooms. Many top level condos have skylights and private balconies overlooking the community garden and offering stunning views to the east.

Other fascinating elements are found at the ground level, with first floor residences enjoying water-heated concrete floors. In fact, an interior portion of the building is dedicated to a three-story atrium where 801 Gallery hosts art exhibitions.
