History Transformed at The Bellevue Condominium
The five-story brick structure at 1227 Hennepin Avenue, Minneapolis, MN 55403 was commissioned by wealthy businessman William Hayward in 1892 as the Ozark Flats apartments. Just two years later, Hayward’s socialite son Harry masterminded one of the era’s most infamous crimes, the murder of tenant Catherine Ging. The younger Hayward wound up swinging from the gallows, and his parents sold the building to pay for legal fees. The Ozark Flats with its grand arched windows and Beaux-Arts roofline went through an eventual period of decline but was renovated and transformed into The Bellevue in the late 1980s. The building with its 19 one and two-bedroom residences is now considered a landmark in the first wave of Minneapolis’ highly successful urban renewal. Other historic condo buildings in the Loring Park area include 510 Groveland, Rappahannock Flats, and The Kenosha.
Unlike some old buildings that are gutted and completely reconstructed, the renovation of the Bellevue was thoughtful and meticulous. Original woodwork was carefully preserved and restored, including wainscoting, remarkable built-ins, classic hardwood floors, and highly ornate fireplace surrounds. Vintage paneled pocket doors, fun alcoves, and butler’s pantries are also commonplace. There are businesses at the building’s ground level, including Salon Rouge, and there are numerous nearby local shops and restaurants. The Best of Loring Park and Downtown West
Ideally located at the corner of S 13th Street and Hennepin Ave, the landmark Bellevue building hearkens back to Minneapolis’ Gilded Age, a boom era fueled by milling and factories. The downtown area went through a subsequent period of urban decline during the midcentury period, and the renovation of the Bellevue was part of the first wave of revitalization in the 1980s. The building is positioned in an area where Loring Park and Downtown West come together. There are lots of nearby shops and restaurants along Hennepin Avenue and side streets, yet the famed 33-acre Loring Park with its pond, dog park, and Sculpture Gardens is just a few blocks away.
